Surge launches apartment management platform with free lifetime access

Surge apartments, a digital platform designed to streamline apartment management by bringing payments, facility bookings, visitor management, parcel tracking and resident complaints into a single system.


The platform is aimed at property developers, management committees, homeowner associations and property managers, addressing fragmented processes that remain common in residential developments, including paper visitor logs, manual facility bookings and payments managed through bank slips, emails and messaging platforms.


As part of the launch, property developers that sign up for Surge apartments before December 31, 2026 will receive permanent access to the platform without setup or monthly software fees. Standard payment processing fees will continue to apply to card and LankaQR transactions.


The platform provides separate interfaces for residents, management teams and security personnel.


Residents can pay management fees by card or LankaQR, upload bank transfer slips, book shared facilities, generate visitor passes and submit service requests from their phones.


Management teams can use a central console to manage billing, arrears, payment reconciliation, facility bookings and resident helpdesk requests. Security teams can verify digital gate passes and maintain visitor and parcel records.


The system also provides real-time facility availability to help prevent double bookings, while applicable charges are automatically assigned to the relevant unit. Complaint tickets can include service-level targets, providing greater visibility over the handling of resident requests.


“We think the management experience should evolve alongside the buildings themselves. Developers are investing significantly in better residential products, but much of the experience after handover still runs on spreadsheets, paper and WhatsApp. Surge.apartments is designed to give developers and residents a digital layer that can stay with a property for its lifetime,” said Bhanuka Harischandra, Founder of Surge Global.


The platform is available in English, Sinhala and Tamil, with Surge Global saying onboarding from initial engagement to resident access can be completed in approximately two weeks.
